These Rules form an integral part of the seasonal rental agreement and are binding on all persons staying in the apartment. Checking in constitutes full acceptance of these Rules.

Use of the apartment
- The apartment is intended exclusively for residential use.
- The following are prohibited: parties, events, commercial activities, commercial photo or video shoots without written consent, and any activity that violates Spanish law.

Number of occupants
- Maximum occupancy is 4 persons.
- Additional guests may only stay with prior written approval from the owner.
- Unregistered overnight guests are not permitted.
- 3
Noise and quiet hours
- All residents must respect the neighbours' right to peace and quiet.
- Loud music, high-powered speakers, noise on the balcony, shouting and vibrations that disturb neighbours are prohibited.
- Special care must be taken during evening and night hours in accordance with local municipal regulations.
- Any complaints from neighbours or police resulting from a breach of public order are the sole responsibility of the tenant.

Smoking
- Smoking inside the apartment is strictly prohibited.
- If smoking on the balcony, please take care not to throw cigarette ends beyond the balcony.

Pets
- No pets of any species, size or breed are permitted.
- Exceptions are possible only with prior written consent.
- 6
Care of property
- The tenant must use the apartment, furniture, appliances and equipment carefully and only for their intended purpose.
- Any breakdowns or defects must be reported to the owner immediately.
- Self-repair, moving large furniture, dismantling equipment or removing property from the apartment are prohibited.

Liability for property
- The tenant is fully liable for any damage to the apartment, furniture, appliances, equipment, textiles, crockery or other property caused by the tenant or accompanying persons.
- The cost of repair or replacement may be deducted from the security deposit or claimed additionally.

Electricity and air conditioning
- Please use electricity responsibly.
- When leaving the apartment, turn off air conditioners, lights and any appliances that do not need to run continuously.
- Do not leave the air conditioner running with windows or doors open.

Windows, doors and security
- When leaving the apartment, close all windows and balcony doors and lock the front door.
- The owner is not liable for theft of the tenant's belongings due to open windows or an unlocked door.

Water
- Before leaving, please ensure all taps are closed and there are no leaks.
- The tenant is liable for any damage caused by taps left open or other actions resulting in flooding.

Internet
- Internet access is provided for lawful use only.
- Use for illegal activities, distribution of malware, copyright infringement, downloading pirated content or accessing unlawful resources is prohibited.
- The tenant bears full responsibility for all internet use during their stay.

Prohibited activities
- The following are prohibited in the apartment: storage of weapons, explosives or hazardous materials; possession or use of illegal drugs; unlawful acts; any activity that endangers life, health or property.
- 13
Waste disposal
- The tenant must take household waste to the designated bins regularly.
- Leaving rubbish in the apartment, on the landing or in communal areas is prohibited.

Keys
- Handing keys to third parties without the owner's consent is prohibited.
- Lost keys must be compensated — including the cost of replacement keys, lock changes and related expenses if required.

Children
- Children must be supervised by adults at all times.
- The owner is not responsible for accidents resulting from inadequate supervision.

Personal belongings
- The owner is not responsible for the loss, theft or damage of personal belongings of the tenant or accompanying persons.

Breach of rules
- Systematic breaches of these Rules, significant damage to property, disturbance of public order or violation of Spanish law may result in early termination of the rental agreement without compensation for the unused period, as well as a claim for damages.
